Welcome to the “Casina nel giardino” of Villa Sania! The annex is located close to the sunny beach, just a few steps from the pinewood; here you can enjoy the refreshing tranquility of the surrounding park and experience an unforgettable stay in a truly unique setting. This is one of the most beautiful gems of the city of Viareggio, and spending time here is a real privilege.

The villa and its annex were built in the 1920s by Duke Francesco Salviati as his summer residence. In 1945, Piero purchased the villa and named it “Villa Sania” in honor of his grandmother Alessandra. The current owner has decided to make it available for rent so that people from all over the world can experience this unique and fascinating place. It was completely renovated between 2024 and 2025.

The annex is spread over two floors and has a private entrance that separates it from the main villa. Guests will have access to a convenient private parking space inside the property, with an automatic gate. The little house has been fully renovated according to modern standards, focusing on simplicity, comfort, and practicality. Materials, finishes, and furnishings are of high quality, carefully selected to create a luxurious environment while preserving original features such as wooden beams and terracotta floors, typical of Tuscan architecture. The colors are fresh and embracing, giving guests a feeling of peace throughout their stay.

INTERIOR

On the ground floor, the main entrance leads into a distinctive hallway with a spacious living room and fully equipped kitchen. This is a space where you can cook, prepare evening aperitifs, and enjoy delicious breakfasts. The kitchen is of high quality both in design and appliances: you will find everything you need, including a pod coffee machine, a wine cooler for fine Italian wines, toaster, kettle, and much more. The home is fully supplied with plates, wine and champagne glasses, and all essentials for cooking. A kitchen door opens directly onto your private garden. Also on the ground floor is a small bathroom with a fully equipped laundry area.

A beautifully preserved stone staircase takes you to the first floor, where you’ll find two bedrooms, two bathrooms, and a unique living room.

Master bedroom 1 with ensuite bathroom: a large room with a wardrobe.
Bedroom 2: a spacious room with 4 single beds, ideal for children but also suitable for 4 adults, complete with a desk for work or study. A beautiful bathroom serving this room is located just to the left.
Bedroom 3 / Living room: perhaps the most charming space, featuring a comfortable double sofa bed, TV, coffee table, poufs, and everything you need to relax. This room can be used as either a lounge or a bedroom.

The atmosphere is truly refined, perfect for those who want to spend their holiday in comfort, beauty, and practicality, while living in a home rich in history and character at the heart of Viareggio, bathed by the Tyrrhenian Sea with its golden beaches.

GARDEN

The property boasts a 170 sqm garden, entirely reserved for guests. Here you will find an impressive fire pit for barbecues with friends or family on summer evenings, a dining table with chairs to enjoy unforgettable moments caressed by the sea breeze, as well as loungers and additional seating. Outdoors, guests will also have two exclusive parking spaces with an automatic gate and a convenient bike storage area, with bicycle rentals available nearby in the pinewood.

LOCATION

Its privileged location allows you to easily reach the sea, where you can enjoy sunny days and refresh yourself in the waters of the Tyrrhenian Sea. In addition, the nearby lush pinewood offers the opportunity for pleasant walks and a breath of fresh air.

If you wish to explore Tuscany, the apartment is also an ideal base. You can visit the region’s fascinating cities and then return home, just a few steps from the sea and the lively atmosphere of Viareggio. Don’t forget to enjoy an aperitif along the promenade and savor the typical dishes made with fresh seafood that the area is known for.

We are located in one of the quietest areas of the city of Viareggio: the central district stretching from the pinewood to the nearby Promenade (just a 10-minute walk to the seafront). The area is very peaceful, free from heavy traffic, yet with every convenience close at hand.

The promenade is one of the most iconic places in Viareggio, with its seafront overlooking the Tyrrhenian Sea. Here you can stroll along the beach, admire the elegant Liberty-style buildings that reflect the city’s rich and fascinating history, and enjoy the panoramic sea views. The promenade is lined with restaurants, cafés, boutiques, and glamorous shops, as well as small stores offering a wide selection of local products.

The pinewood, on the other hand, is a vast green area of maritime pines stretching along the coast. This woodland offers a true oasis of coolness and tranquility, perfect for relaxing, jogging, picnicking, or organizing outdoor games. There are also many playgrounds for children. The pinewood hosts cultural events and entertainment during the summer, such as local markets and community gatherings.

Viareggio is also famous for its Carnival, held in February, one of the most important in Italy, attracting visitors from all over the world. During Carnival season, the streets are filled with colors, masks, and allegorical floats, creating a festive and magical atmosphere throughout the city.

Logistically, the location is convenient both for enjoying a quiet seaside holiday without the need for a car, and for more active travelers wishing to explore the beautiful surrounding areas and return home without the hassle of parking.

ONLINE CHECK-IN via Holive portal: all guests are required to provide their personal details and a valid ID in advance; these details must then be verified in person within 24 hours after entry into the property, as required by Article 109 of the TULPS, either through a delegated collaborator or during a visit to the agency. This is in compliance with Italian law: Art. 109 TULPS, Art. 12 of Decree-Law No. 59 of 1978, Art. 7 of Legislative Decree No. 286 of 1998, and Art. 193 of Royal Decree No. 635 of 1940 (Guest data communication to the Police), Art. 84 bis of Regional Law No. 86/2016 “Unified text of the regional tourism system” (Communication of data for statistical purposes to the Region), and Art. 70 of Regional Law No. 86/2016 (Communication to the Municipality).
During online check-in, guests are required to sign a rental agreement (Article 1, Paragraph 4, Law 431/98), which is mandatory for stays in a holiday rental home.
Guests must pay the tourist tax to the Municipality of Viareggio, in compliance with local regulations.
You will receive the house rules together with the house guide, which must be respected.
The property uses self check-in with keypad; the access code will be sent to you on the day of arrival.
- Check-in time: from 4:00 pm to 11:00 pm. After 11:00 pm, guests are kindly requested to be particularly careful not to make noise that could disturb the neighbors.
- For early check-in before 4:00 pm, please contact us; if possible, it will be arranged.
- Check-out: by 10:00 am.
- Late check-out: until 12:00 pm is free of charge, subject to availability and upon request. After 12:00 pm, an additional fee of €100.00 will be applied for the afternoon stay.

HOUSE RULES

Automatic underfloor cooling system and split unit in the veranda with sofa and TV.
Guests are kindly asked to respect quiet hours and be mindful of neighborhood rules.
Heating: from November onwards, heating can be turned on according to Tuscany regional regulations (it cannot be activated before).
Do not leave dirty dishes: load the dishwasher and start it before check-out, so that plates and glasses are washed before the next check-in. Failure to comply may result in an extra cleaning fee.
In the city there are no public waste bins; garbage collection is organized door-to-door. Waste separation is essential, as indicated in the house. Improper disposal or accumulation of garbage will result in a penalty of €60.00 to €150.00 for landfill disposal. If you are unsure about the collection rules, we are always available for clarification.
