INTERIORS

The villa accommodates 10 guests within the main house and an additional 5 in the annex. Spanning two floors and covering approximately 360 sqm, the property blends rustic Tuscan charm with modern comfort. The recent renovation has preserved the original features while equipping the villa with high-end furnishings and appliances. The quality of the decor and attention to detail will impress guests, even though some surprises await upon arrival.

On the ground floor, guests are immediately captivated by the splendid masonry kitchen, a charming space that evokes the flavours of Tuscan tradition. The bright open-plan dining area offers a spectacular setting with a warm and welcoming atmosphere, seamlessly connecting to a spacious and enchanting living room that overlooks the garden and swimming pool. An elegant, uniquely designed staircase leads to the upper floor. On the opposite side of the ground floor, there is a second staircase, a full bathroom with a shower, and a spacious laundry area equipped with a washing machine, dryer, and dishwasher.

Note: The house is fully electric (no gas system), eliminating the need for gas detectors.

Sleeping Area: On the first floor, the villa boasts a magnificent sleeping area with five bedrooms, each designed for maximum comfort and sophistication. Four double bedrooms provide elegant and inviting spaces, one of which features an independent area with a private bathroom, ensuring enhanced privacy. Two of the double rooms share a refined, modern bathroom, while the twin room (90×90 beds) has an en-suite bathroom. The fourth double bedroom, spacious and luminous, features large windows overlooking the garden and a romantic private terrace—perfect for sunset relaxation while admiring the surrounding beauty.

The villa is fully air-conditioned, with individually controlled units in each bedroom. All windows are fitted with mosquito screens.

DEPENDANCE:

The dependance is a beautiful structure obtained from a barn, restored with care and patience by the owners and offers a really suggestive and particular space; it is accessed from the garden area right in front of the villa and from the windows you can admire the whole garden and part of the swimming pool; it is structured on two floors: on the first floor there is a large open space that can accommodate up to 5 people (1 double bed and 3 single beds); on the ground floor there is a bathroom with shower and laundry area (the use of stairs is compulsory to access the spaces).

It offers sleeping space for groups of more than 10 persons (the villa accommodates up to 10 pax) and if you are a group wishing to use it as an additional sleeping area, you may do so, we only need to know how many people would like to use it and calculate the total for housekeeping service: dependance cleaning 95,00€ per stay; extra linen 20,00€ per person per stay -see below costs excluded-.

EXTERIORS

The villa is surrounded by a vast, lush garden where nature’s beauty harmonises with modern outdoor comforts. The garden is fully fenced. A unique feature of this residence is the spacious swimming pool and the designated outdoor kitchen area. The garden also provides access to the parking area, secured with an automatic gate, offering covered parking spaces and an electric vehicle charging station.
